Lutz Lake Fern Entrance Refurbishment Project

Lutz Lake Fern Entrance Refurbishment ProjectAnnouncements

Exciting improvements are coming to the Lutz Lake Fern gatehouse, but residents and visitors should prepare for some temporary inconveniences during the renovation period. Starting the week of June 1, contractors will begin a two-month project to modernize and enhance the gatehouse and surrounding infrastructure.

Work is scheduled to be completed by July 31. During this time, all vehicles entering through the Lutz Lake Fern gate — including those with barcodes — will experience slower entry. This is because both inbound lanes will be reduced to a single lane to allow space for the renovation work. Please plan accordingly, as occasional full closures may also occur. These closures will be necessary while contractors install conduits under the roadway for future gate operations.

To ensure continued service and comfort for the community services staff during this period, a mini-mobile office will be delivered on May 30. This air-conditioned unit will provide a temporary base of operations for the staff to assist residents, vendors, and guests without interruption.

The interior of the gatehouse will undergo a full refurbishment aimed at modernizing the facility. This includes new air conditioning, windows, and doors, as well as updated cabinetry and infrastructure. Upgrades will also include new wiring to improve the function and reliability of the entry and exit gates. A notable improvement following the renovation is the addition of an exit gate on Lutz Lake Fern Road. Once the project is complete, this exit gate will be able to close during nighttime hours and automatically open as cars approach, improving both security and traffic control.

We appreciate your patience and understanding during this important project. These updates will enhance both the appearance and functionality of the Lutz Lake Fern entrance, helping to ensure a safer and more efficient experience for everyone in the Cheval West community.
