Welcome to Cheval West

We are pleased to welcome you to Cheval West, a beautiful and thriving community of 773 homes. Cheval is comprised of two distinct gated communities:

  • Cheval West, home to the TPC (Tour Players Championship) Golf Course, governed by both the Cheval West Community Association (CWCA) and the Cheval West Community Development District (CDD).
  • Cheval East, home to the The Club at Cheval, governed by the Cheval Property Owners Association (HOA).

Cheval West Community Association (CWCA) – Your HOA

The CWCA enforces the community’s covenants and is managed by a board of five elected homeowners, each serving a four-year term.

  • Governing Documents: Copies of the covenants and related materials are available on the Member Portal
  • Architectural Review Committee (ARC): A committee of five volunteer residents who review requests for exterior changes or additions to properties. Homeowners must submit an ARC form before beginning any work. Forms are available through the member portal above.
  • Fine Review Committee (FRC): A committee of five volunteer residents that reviews homeowner appeals regarding fines assessed by the Board of Directors for common violations such as parking issues, dirty driveways, roofs, or lawns. These standards help protect and enhance property values within the community.
  • Members of the HOA can contact the management company for more information and to receive assistance.

Cheval West Development District (CDD) – Local Government Services

The Cheval West CDD is a governmental entity established under Chapter 190 of the Florida Statutes to provide long-term infrastructure and services for the benefit of the District.

  • Board of Supervisors: A five-member elected board that sets District policy, similar to a county commission. Learn more here.
  • District Staff: Includes a District Manager, District Counsel, and District Engineer, who oversee daily operations, contracts, and infrastructure projects. These supporting staff members report to the Board of Supervisors.
  • Responsibilities: Planning, financing, building, and maintaining community-wide infrastructure such as roads, drainage, lighting, and common facilities.

Community Services – Security & Access

Cheval West employs Weiser Security Services to provide 24/7 access control and community patrols. They also staff the gatehouses at the Lutz Lake Fern Road and Ramblewood Drive entrances. Members of this team work around the clock to process visitor entries and patrol the community. Allied Universal Services provides these services for our sister community Cheval East and their gate located on Dale Mabry road.

  • Gatehouse Contacts:
  • Vehicle Barcodes: All resident vehicles must be registered with Community Services to receive a barcode. A barcode allows registered vehicles the ability to access any of the four entrances via the barcode lane. Requests for additional vehicle barcodes may require CWCA Board approval and could include a fee. Learn more about vehicle barcode and credentials here.

Board Meetings – Stay Involved

Both the CWCA and the CDD hold their regular board meetings on the third Thursday of each month. Some variability exists in this schedule, so please check the website and legal notices for more information.

  • Cheval West CDD Meeting: 10:30 AM
